There's no standalone "July 2026" BTO sales exercise. HDB's quarterly launches land in February, May, August, and October; July 2026 is instead when ballot results came out for the June 2026 exercise, which closed for applications in mid-June. This analysis covers that June launch, the most recent one on record. June 2026 BTO exercise HDB launched 6,952 flats across seven projects in five towns, up 48.2% from the 4,692 flats in the previous BTO launch. Here's how they break down by town: Town Flat Types Estimated Units Ang Mo Kio 2-room Flexi, 4-room 570 Ang Mo Kio 3-room, 4-room 480 Bishan 2-room Flexi, 4-room 1,210 Bukit Merah 2-room Flexi, 3-room, 4-room 1,960 Sembawang 2-room Flexi, 3-room, 4-room, 5-room, 3Gen 1,130 Sembawang 2-room Flexi, 3-room, 4-room, 5-room 870 Woodlands 2-room Flexi, 3-room, 4-room, 5-room 640 Combined with the 9,012 flats (BTO and SBF) released in February 2026, that's 15,964 flats released in the first half of the year, against the government's 2026 target of 19,600 BTO flats. Project classification and restrictions Flats are classified as Standard, Plus, or Prime based on locational attributes. Two Prime projects carry higher subsidies and tighter resale restrictions this round: Lakeview Cascadia in Bishan (10% clawback) and Berlayar Rise in Bukit Merah (14%). Kebun Baru Breeze and Kebun Baru Ridge in Ang Mo Kio are Plus projects, with an 8% subsidy recovery rate. Shorter waiting time (SWT) flats 2,520 units — over a third of total supply — have wait times of around three years or less. The shortest waits are at Sembawang Portico (2 years 7 months), Sembawang Brook (2 years 9 months), and Kebun Baru Ridge (3 years 1 month). Including February's 1,316 SWT flats, total SWT flats launched in 2026 stand at roughly 3,800 units, on track to clear HDB's target of over 4,000 for the year. Demand and application rates (preliminary) Based on forum discussions and preliminary application data: at Lakeview Cascadia in Bishan (Prime), 4-room flats saw 745 units draw 1,263 first-timer applicants, a rate of about 1.3. Berlayar Rise in Bukit Merah (Prime) saw 988 4-room units draw 1,943 first-timer applicants (~1.3), while its 172 3-room units drew 202 (~0.6). At Kebun Baru Ridge in Ang Mo Kio (Plus), 3-room applications ran about 0.5 and 4-room about 0.4; at Kebun Baru Breeze, also Ang Mo Kio, second-timer demand outpaced first-timer demand, with 1,263 applications for 338 4-room units (~2.1). Demand for Prime projects is outpacing Plus and Standard so far. Resale market cooling The HDB resale market is cooling. The Resale Price Index hit 202.7 in Q2 2026, down 0.3% from Q1 — the second straight quarterly drop. Resale prices fell 0.4% in the first half of 2026, a reversal from 2.5% growth in H1 2025 and 4.2% growth in H1 2024. The pipeline of new BTO flats is pulling demand from resale, compounded by macro uncertainty and a weaker hiring outlook. Transaction volume backs this up: Q2 2026 resale deals were down 10.2% year-on-year. Singles demand stays high HDB plans to launch about 6,433 two-room Flexi flats in 2026, the most since the scheme started in 2015, and they're still oversubscribed. At Woodgrove Acres in Woodlands, the singles application rate hit 19.3 applicants per flat during the June 2026 launch. Policy changes from this exercise The Third Child Priority Scheme quota doubled, from up to 5% to up to 10% of allocation, starting this launch. The Enhanced CPF Housing Grant now tops out at $120,000 for first-timer couples and $60,000 for first-timer singles. For applicants Applicants need a valid HDB Flat Eligibility (HFE) letter before applying. Plus and Prime flats come with subsidy clawbacks and tighter resale restrictions worth checking closely. First-timer families get a larger share of supply plus an extra ballot chance. The June 2026 exercise closed on 24 June, with results out in early July. Outlook HDB has released 15,964 flats in the first half of 2026, and the October exercise is expected to add close to 8,000 more — putting the government on pace for its 19,600-flat target this year. New SWT supply is the lever most likely to keep resale price growth in check through the rest of 2026.
